Responsibilities & Context:
∎ Assist the Construction Manager in planning and coordinating all phases of construction projects, including scheduling, budgeting, and execution. Ensure that project milestones are met according to the planned timeline. Coordinate with various contractors, subcontractors, suppliers, and vendors to ensure materials and resources are available when needed.
∎ Budget and Cost Management: Monitor the project budget and track expenditures, ensuring costs are kept within the approved limits. Assist in identifying cost-saving measures without compromising quality or safety standards. Review and approve invoices and purchase orders related to the project.
∎ Quality Control and Compliance: Ensure that construction work is being carried out in accordance with approved plans, specifications, and building codes. Conduct site inspections to assess quality, identify potential issues, and recommend solutions. Ensure compliance with all safety regulations and environmental requirements during construction.
∎ Team and Stakeholder Management: Supervise and support construction workers, subcontractors, and other on-site personnel. Act as a liaison between project stakeholders, including the client, architects, engineers, and regulatory authorities. Facilitate communication among all parties involved, ensuring that everyone is informed about project status and any issues.
∎ Problem Solving and Issue Resolution: Troubleshoot and resolve any issues that arise during the construction process (e.g., delays, design changes, or unforeseen challenges).Work with the Construction Manager to address problems in a timely and efficient manner to prevent project delays or cost overruns.
∎ Documentation and Reporting: Maintain accurate project records, including daily logs, progress reports, and any other required documentation. Prepare and present regular updates to the Construction Manager and project stakeholders on the progress, challenges, and successes of the project.
∎ Risk Management and Safety Oversight: Monitor the safety standards on site and ensure that all workers adhere to safety protocols. Identify potential risks on the construction site (e.g., hazardous conditions or safety violations) and take corrective actions as needed. Conduct safety meetings and ensure that workers have proper training and protective equipment.
∎ Subcontractor and Vendor Management: Oversee the selection and performance of subcontractors and vendors, ensuring that they meet contract requirements and deliver quality work on schedule. Assist in negotiating contracts and change orders with subcontractors and suppliers.
∎ Project Close-Out and Handover: Assist in the completion of final inspections and ensure that all work meets contractual and regulatory requirements. Help in the handover process, ensuring that all necessary documentation (e.g., warranties, maintenance manuals) is provided to the client.
