1. Sales Strategy & Target Management
• Develop annual, quarterly and monthly land share sales plans and targets, and cascade them to teams and individuals.
• Define target segments such as professionals, business owners, expatriates and community or faith-based groups, and the channels to reach them.
• Work with Management and Marketing on pricing communication, offers, payment plans and campaign calendar.
• Monitor the market for similar agro, land and partnership projects and advise Management accordingly.
2. Team Leadership & Capability Building
• Lead, coach and review Sales Managers, Team Leaders and Executives, including fresh executives; set KPIs and conduct regular reviews.
• Recruit, onboard and train the team on the project, the Musharaka model, the share and instalment structure and ethical selling.
• Build a culture of discipline, accountability and performance with clear incentives and recognition.
• Ensure team compliance with attendance, TA/DA and conduct policies in coordination with HR & Admin.
3. Sales Operations & Pipeline
• Ensure systematic lead generation, follow-up, site visits and closing through a CRM or tracker-based pipeline.
• Plan and supervise site visits to Jhenaidah so that prospects can see the project and verify documents.
• Run weekly sales review meetings and take corrective action on gaps in leads, visits and conversions.
• Oversee booking formalities: application, documents, nominee details, payment schedule and handover to Accounts and Legal.
• Organise seminars, shareholder meetings and community or campus activations to expand reach.
4. Collection & Shareholder Relationship
• Own monthly instalment collection targets with Accounts; follow up and resolve delays with respect and professionalism.
• Ensure all payments go only to official company accounts, with an official money receipt for each payment.
• Build a strong shareholder community and keep partners informed about project progress, benefits and events.
• Handle complaints, transfer and refund requests promptly, strictly as per the contract and company policy.
5. Product Knowledge, Compliance & Governance
• Ensure the entire team explains the Musharaka model, share price, instalment plan, resort and other benefits accurately, using approved materials only.
• Ensure no assured or fixed profit is ever promised; profit is distributed as per the signed contract and actual business performance.
• Ensure no benefit, timeline or approval is claimed unless it is documented in the contract or officially confirmed.
• Work with Legal and Shariah advisers so that sales scripts, FAQs, brochures and contracts are accurate and compliant.
• Submit accurate daily, weekly and monthly sales, pipeline, collection and shareholder reports to the Managing Director.
